The Arrangement

This house belongs to Gama's trust. Everyone living here — including Stella and Mike until they leave — is a tenant and steward of it. That's the whole frame: it's not anyone's house to run, it's the family's house to take care of, and this page is where the arrangement lives so nobody has to keep it in their head.

The goal is to keep it affordable — and it's still not a free house. It costs about $1,000 a month to keep this house running as-is, and rent is how that's covered. Everyone pays utilities. Alternatives to cash rent can be discussed, but they need to be supported.

Utilities: electric, gas, water, sewer, trash, recycling, internet — split equally, submitted to Mom.

How and when rent gets paid isn't settled yet. The draft lease proposes Venmo to Hailey, due the 3rd, $50 late after the 10th — but that's a proposal until it's agreed. It's first on the Still Open list.

This is the biggest section on purpose. The meeting's own rule was nothing has to be decided today — so what got discussed lives here as options, not commitments, until the people it binds say otherwise. Items marked for the written agreement are headed into the lease.

Stella and Mom are working the agreement out with Gama, built from everything raised at the meeting — including your questions as they come in. When it's final, it lives here, laid out plainly like the rest of this page. Until then, this is its current shape:

Hailey manages the property for the trust. Tenants: Margo, Natti, Jordyn — each responsible together for the whole agreement, not just their share.

Six months is the starting point — month-to-month or a year are on the table, with an early-move-out clause promised. Still open.

$1,200/month total — $400 each. Payment mechanics proposed, not settled.

Repairs

Report to Natti immediately; she tracks and coordinates with the landlord side. Landlord keeps the house habitable per the Utah Fit Premises Act.

Said at the meeting: this lease is intended to be written for the renters. Stella and Mom are working the specifics out with Gama; it gets presented at the follow-up. Still open.

Good to know

Utility accounts stay in the trust's name (Sharon Meyer Revocable Trust) — payment is coordinated through Hailey. Bills are stabilized after a year of evening-out; electricity and water will likely rise next year.

The home warranty runs out at the end of October — repairs get more expensive after that, which is part of what rent covers.

Staying with the house: the TV (mounted on the wall) and the bar stools — agreed at the meeting. Everything else upstairs goes unless explicitly agreed.

Utah law protects tenants' right to a safe, habitable home (Fit Premises Act, Utah Code Title 57, Ch. 22). Month-to-month tenancies take 15 days' written notice (§ 78B-6-802).
